Why concrete fails here

It isn't the cold. It's the water in the crack.

Southeast Michigan crosses the freezing mark dozens of times between November and April. Every crossing runs your slab through the same six steps.

  1. STEP 01

    Water gets in

    Through a hairline crack, an open joint, or a porous, unsealed surface.

  2. STEP 02

    It freezes

    Water expands roughly 9% turning to ice, and it pushes outward with real force.

  3. STEP 03

    The crack widens

    Each cycle pries the opening a little further apart. It never closes back up.

  4. STEP 04

    More water follows

    The path is bigger now, so the next rain fills it faster and deeper.

  5. STEP 05

    The base washes out

    Water running under the slab carries off the sand and stone holding it up.

  6. STEP 06

    The slab drops

    Now it pitches toward your foundation — and the water problem moves into the basement.

This is why a concrete crew that also waterproofs basements builds a different slab. Grade, base, joints and pitch aren't finishing details to us — they're the whole point. We keep the water out.

How we build it

Anyone can make wet concrete look good on day one. Here's what's underneath a slab that's still flat in fifteen years.

Compacted stone base

Graded and mechanically compacted before a single yard is poured. Loose fill is the number one reason new concrete settles.

Full-depth pour

Slab thickness matched to the load — walkways, patios and vehicle-rated driveways are not the same pour.

Reinforcement

Wire mesh or fiber, so when the slab does move, it stays together instead of separating.

Control joints, cut right

Concrete cracks. Properly spaced joints decide where — in a straight line you'll never notice.

Pitch away from the house

About ¼" of fall per foot, so runoff heads for the yard instead of your foundation wall.

Michigan-rated mix

Air-entrained concrete specified for freeze-thaw exposure, with proper cure time before you use it.

Sunken, but not broken? Don't pay to replace it.

What does new concrete cost in Metro Detroit?
It depends on square footage, thickness, how much old concrete has to come out, access for the truck, and whether the base needs rebuilding. That's why the estimate is free and in writing — a real number for your property beats a range off a website.
When can you pour concrete in Michigan?
Roughly spring through late fall is the main pouring season. Cold-weather pours are possible with the right mix and protection, but we'd rather schedule you into good conditions than rush a slab that has to last decades. Book early — spring fills up.
How long until I can walk or drive on it?
Foot traffic is typically fine within a day or so; vehicles need substantially longer. We give you exact times for your pour before we leave, and it's worth honoring them — driving too early is a common way homeowners crack brand-new concrete.
Should I replace my concrete or lift it?
If the slab is broken up, spalling badly, or cracked through in multiple directions, replacement is the honest answer. If it's structurally sound and just sitting low, lifting costs far less and is usually done in a day. We'll tell you which one you have.
My driveway is cracked and my basement leaks. Related?
Very often, yes. Concrete that has settled toward the house delivers roof and surface runoff straight to the foundation wall. Fixing the slab pitch is sometimes the cheapest part of solving a wet basement — and we do both, so nobody's pointing fingers at another trade. See basement waterproofing.
